Roof restoration and repairs in Noarlunga Downs

Roofs on Noarlunga Downs homes

Noarlunga Downs is about 27 km south of the CBD, in the City of Onkaparinga. Onkaparinga is Adelaide's largest council. It covers beachside suburbs from Christies Beach to Sellicks Beach, foothills suburbs built from the 1970s to the 1990s such as Aberfoyle Park, Flagstaff Hill, Happy Valley and Woodcroft, newer estates around Seaford and Aldinga, and the McLaren Vale wine region townships. Many of the foothills homes have concrete tile roofs that are due for attention.

Popular roofing jobs in Noarlunga Downs

• Restoring 1970s–90s concrete tile roofs in the foothills suburbs
• Coastal-grade metal roofs and fixings near the beach
• Leak and gutter repairs on newer estate homes
• Rebedding and repointing ridge capping before it lets water in

What Noarlunga Downs roofs have to cope with

Roofs in Noarlunga Downs deal with long, hot summers, the odd hailstorm and most of the year's rain packed into winter. Concrete tiles become porous as their surface wears, ridge pointing cracks, and valley irons rust where leaves sit. Most of these faults are cheap to fix if they're caught early, and expensive if they're found by a stain on the ceiling.

Before you book

If your home was built before about 1990 and has a grey fibre-cement roof, assume it may contain asbestos: more than 10 square metres must be removed by a licensed removalist. For everything else, the rules are simple. Make sure whoever you hire holds a South Australian building work contractor's licence and gives you a written contract for work of $12,000 or more. Council approval usually isn't needed in Noarlunga Downs for repairs, restorations or a like-for-like re-roof. If you have solar panels, the quote should include an electrician to take them off and refit them.
